Title:Maintenance Technician (part-time)
Status:Non-exempt
Purpose:To provide skills for the repair and maintenance of the equipment and properties of Hillcrest Family Services.
Qualifications:Person must have a high school diploma and experience in maintenance. Experience or the ability to perform trouble-shooting task on appliances and equipment.
Reportability:Maintenance/Tehnician position reports directly to the Maintenance Supervisor.
Scope:This position covers the facilities of Hillcrest Family Services in the Dubuque area.
Skills:The Maintenance - Technical position must have good skills and knowledge in appliances, heating and cooling, electrical and plumbing.

Ability to communicate with fellow workers and agency staff. Ability to work on his/her own without supervision. Need to be able to keep work load manageable and not get behind. Perform work in a safe manner. Work is to be in accordance with all laws and codes governing our agency. Ability to work well with our vendors, good communications and support should be maintained.

The Maintenance - Technical person will need to provide his own basic hand tools; such as screw and nut drivers, pliers, knife, etc. Work will be done as work orders come in and by scheduled routine and preventive maintenance. All work performed needs to be documented for future reference and maintenance records.

The Maintenance - Technical person will primarily cover the areas of appliance and equipment, heating and cooling, basic plumbing techniques, and furniture/office setups. The duties for this area include the repair and routine maintenance of the items, and preventive maintenance as well. Additional assistance will be provided from other maintenance staff within the department. This position is also responsible for performing other duties within the maintenance department, along with other maintenance department staff. Lawn care, snow plowing, office moving, and major construction projects are some duties by all maintenance department staff.

Relationships:This position has an impact on all agency staff, vendors and the Dubuque Community.
Principle Responsibilities:
1. Furnace Responsibilities for all facilities.
a. Check and change furnace filters monthly.
b Clean furnace burners and interiors and check safety switches.
c. Lubricate furnace blower motors.

2. Heating and Cooling for all facilities.
a Check heating and cooling cycles as seasons change.
b. Clean and flush boilers and check safety switches.
c. Clean and oil central air conditioning units.

3. Appliance Responsibilities for all facilities.
a. Clean clothes dryer interiors and vents.
b. Clean refrigerator and freezer coils.
c. Clean, lube, and check window air conditioners.
d. Clean water heater burners and check safety switches.
e. Perform routine and preventative maintenance on appliances.

4. General Responsibilities for all facilities.
a. Change light bulbs.
b. Clear clogged sewer lines.
c. Lawn care, snow removal, light tree trimming.
d Vehicle maintenance - scheduling and making appointments.
e. Perform minor vehicle repairs where possible.
f. Assist whenever able for all general repairs.

Physical Requirements:
This position requires bending and stooping frequently, occasional crouching, kneeling, push/pulling and squatting, crawling, climbing and balancing on rare occasions.. Must be able to lift 10 pounds. 25% of time spent standing, 25 % of time spent walking and 50% of time spent sitting. Must have average hearing and visual acuity. Is required to use a phone and have average manual dexterity for computer use. Must be able to operate vehicles.
